Toronto, ON | Full-Time, Permanent | 5 Days In-Office
Salary: Competitive, based on experience

City Build Recruitment is working with an established, internationally active architecture practice to find a Contract Administrator for its Toronto studio. This role is for a CA professional with real, hands-on experience delivering building envelope and below-grade waterproofing scopes on site. General exposure won’t be enough here. The team needs someone who has reviewed the shop drawings, walked the membrane before backfill, and resolved envelope issues in the field.

You’ll be the firm’s eyes and voice on site. You’ll protect design intent and quality from the start of construction through to closeout, working with the project team, consultants and contractors on large-scale commercial and mixed-use projects.

What you’ll be doing

Contract administration

- Administering construction contracts (CCDC 2 / CCDC 5 or similar) from tender through substantial performance, deficiency review and closeout
- Reviewing and processing shop drawings, submittals, product data and samples, with marked-up responses in Bluebeam
- Preparing and issuing Site Instructions, Supplemental Instructions, Change Orders, Change Directives and contemplated change notices
- Responding to RFIs in coordination with the design team and consultants, using Revit models and drawings to verify conditions and issue clarifications
- Reviewing contractor progress claims and certifying payments
- Leading or attending site meetings and preparing clear, timely meeting minutes and field review reports

Building envelope & waterproofing

- Carrying out field reviews of below-grade waterproofing systems, including foundation walls, podium and plaza decks, drainage, protection boards and transitions, before and during backfill
- Reviewing building envelope assemblies, including curtain wall, window wall, cladding, air/vapour barriers, roofing and flashing, for conformance with the contract documents
- Identifying, documenting and following through on envelope and waterproofing deficiencies through to resolution
- Coordinating with envelope consultants, testing agencies and trades on mock-ups, water testing and inspections
- Feeding site lessons back to the design team to improve future detailing

What you’ll bring

- 5+ years of contract administration experience on large-scale commercial, mixed-use, institutional or residential projects in Ontario
- Proven, hands-on project experience with below-grade waterproofing, with examples of specific projects where you reviewed and signed off this work on site
- Proven, hands-on project experience with building envelope systems, including field review, shop drawing review and deficiency resolution
- Strong working knowledge of CCDC contracts and the Ontario Building Code
- Advanced Bluebeam skills for submittal review, markups and field documentation
- Working knowledge of Revit to navigate models, verify details and support RFI responses
- A background in architecture or architectural technology (a degree, diploma or OAA/OAAAS designation is an asset)
- Confident, clear communication with contractors, consultants and clients, plus strong written reporting
- Organized, detail-driven and comfortable managing multiple active sites

Why this role

- A permanent position with a well-established practice delivering significant, complex projects
- A specialist CA role where your envelope and waterproofing expertise is central and valued
- A collaborative team, with room to grow into senior CA or project leadership
